What these numbers are
A median is the middle sale price for the year, so half of sales were above it and half below. It is not a valuation of any individual property, and it moves with the mix of homes that happened to sell that year as much as with the market. A year in which several large houses changed hands will lift the median without any single home being worth more.
Figures come from the Valuer-General's Victorian Property Sales Report, compiled from completed sales lodged with Land Use Victoria. They are the official record rather than an estimate, but they are published in arrears, so the most recent year settles as later sales are processed.
